NYC Brick Facade Repair FAQs

Most bulging happens when the metal ties that hold the brick to the building corrode or fail, or when rusting steel inside the wall pushes the brick outward. Water getting into the wall and freezing, along with the absence of movement joints in many older buildings, adds to the stress over time.

If the bulge is small and the brick is still sound, remedial ties can often anchor it back to the building. Once a section has moved significantly or the brick has cracked apart, it usually needs to be taken down and rebuilt. Your engineer makes that call based on how far the wall has moved.

It can be. Bulging brick can fall, especially from upper floors over a sidewalk, and it's often classified as Unsafe in a FISP report. Any facade that's bulging or shedding brick should be looked at quickly, and public protection put up if needed. See our unsafe facade repair page.

Shelf angles are steel supports set into the facade at each floor on many mid-rise and high-rise buildings, carrying the weight of the brick above. When water reaches them, they rust and expand, which cracks the brick along the floor line. Replacing them with new steel and proper flashing stops the damage from returning.

We source brick to match the size, color, and texture of your building, and repoint with mortar matched to the existing joints. On landmarked buildings, the brick and mortar are also matched to what LPC approves.
